Will you reduce your offer after I accept?

Offer & Pricing · Updated

The game we refuse to play

Most cash buyers quote you one price to get your signature, then reduce it before closing with excuses like "unexpected repairs" or "inspection surprises." By then you have turned down other buyers, given notice somewhere, or booked a move, and you take the lower number because what else are you going to do.

We do not do that. Every contract we sign includes written language stating the purchase price will not change from contract to closing. What we offer is what you get.

Why we can hold the price

Our offer is based on our own walkthrough, not on your description and not on photos. We look at the house with our own eyes, we assume the condition risk, and we price it accordingly on day one.

That means there is nothing left to "discover" later. We do not ask for a traditional inspection, and what a buyer's inspection would have turned up does not change our number. If we missed something, that is our problem, not a reason to renegotiate with you three days before closing.

It also means our day-one offer is built on real North Carolina market data and honest repair math rather than on an opening number designed to be walked back. Our first offer is our real offer, not bait to get your signature.

What that looks like in practice

One walkthrough, usually 30 to 60 minutes. A written offer within 24 hours. You take as long as you need to decide, a day, a week, whatever. If you accept, the price on the contract is the price on the settlement statement, and you close in 14 to 30 days on the date you pick.

If you already have an offer from another North Carolina buyer, show it to us before you accept. In most cases we can beat it, without the after-signing games.

The short version

Most cash buyers want your signature today. We want your respect at closing. A price that holds in writing is the clearest way we know to earn it.

Get a written offer, or call us and ask us to read you the price-hold language before you sign anything with anyone.
