Sell Your Ocala House As-Is: Storm Rain, Settling Ground and Older Homes
Hurricanes usually reach Ocala as rain. During Irma in September 2017, gauges around Ocala recorded 8.63 to 9.96 inches, and Marion County was among the counties where rivers reached major or record flood stages 3. If water got into your house, or a limb came down on the roof, you can sell the house without fixing it. Tell us what happened and what was repaired.
Ground movement is a different worry, and Florida insurance law treats it in two parts. Every property insurer has to cover a catastrophic ground cover collapse, which means an abrupt collapse, a depression you can see, structural damage, and the house being condemned and ordered vacated. Coverage for other sinkhole losses is offered for an additional premium, and a foundation that has merely settled or cracked doesn't count as a catastrophic collapse 4. Cracked walls, sloping floors or doors that stick don't keep a house from being sold. Describe them on the call, along with any engineer's report or insurance claim.

Cash Offer or Listing With an Agent in Ocala?
An Ocala house that's been well kept can usually sell for more through an agent than to a cash buyer, if you're in no hurry. The costs come out of that higher price, though: the commission, the repairs a buyer's inspection asks for, and month after month of mortgage, insurance, taxes and upkeep until closing. The Marion County figures after the example show how long listings have been taking.
Use the cost example for Ocala to see what a listing might leave you, then set our written offer next to that amount.
On a $300,000 sale
Example, not a quote.
Listing with an agent

- â$16,500
- Repairs before listing (example)

- â$5,400
- You'd walk away with
- $261,025
Comparing a cash offer
In this example, listing would leave you about $261,025 before your mortgage payoff. Compare that with your cash offer, less any closing costs you'd still pay.
With our cash offer there's no agent's commission, and we pay standard closing costs.

Selling a House in One of Ocala's Historic Districts
Ocala has four historic districts. The Ocala and Tuscawilla Park Historic Districts are designated both locally and nationally, while the Downtown Commercial and West Ocala Historic Districts are on the national list only. Properties in the local districts fall under the City's Certificate of Appropriateness rules, reviewed by the Ocala Historic Preservation Advisory Board 1. A certificate is needed before exterior work such as new windows, doors, roofing, siding or porches, and before demolition or new construction, but not for interior changes that leave the outside alone 2.
One rule touches a sale directly. A certificate is valid for six months, and if the property is sold before the approved work has started, the new owner has to submit a new application 2. If your house is in one of these districts, or you hold an approval you never used, mention it on the call.

Selling a Florida House in a Hard Spot
If one of these sounds like your situation, here's what Florida law says about it, in plain terms. For advice on your situation, talk to a Florida attorney.
Facing foreclosureA lender has to go to court first. How the sale works, and how long you can still stop it.
Marion County foreclosures are heard in the Fifth Judicial Circuit, which covers Citrus, Hernando, Lake, Marion and Sumter counties 5. The Marion County Clerk sets every foreclosure sale to be held online, at marion.realforeclose.com. Before a sale, the lender has to pay the sale fees and file proof that the notice of sale was published by the close of business the day before, or the sale may be canceled 6. You can generally stop the sale by paying the full amount the judgment requires, any time until the clerk files the certificate of sale or a later time set in the judgment 7. Selling before the sale date can still be an option, but Florida's equity-purchaser law strictly regulates buying a home that's already in foreclosure 8. A real estate attorney should see any contract before you sign.
Inherited a houseWho handles the estate, and the shorter court process smaller estates may use.
Ocala estates go through the Fifth Judicial Circuit 5. The Marion County Clerk explains that when the person who died owned real property in their name alone, the estate has to go through probate to pass the title to the heirs or beneficiaries, and the quicker disposition without administration can't be used when real property is involved. The Clerk's office can't give legal advice, so the family will usually need an attorney. The original will has to be deposited within 10 days of learning of the death, together with a death certificate; there's no fee, and you get a Receipt for Deposit of Will to keep with the family's papers 9. Summary administration is open when the estate is worth $150,000 or less, or the owner died more than two years ago 10. Tell us where things stand.
Behind on paymentsA servicer generally can't start foreclosure until you're more than 120 days behind.
Federal rules generally bar a mortgage servicer from starting foreclosure until you're more than 120 days behind 11. That time can be used to call your servicer about options, or to sell before a case is ever filed.
Going through a divorceHow a court splits the house, and why selling can make it simpler.
In a Florida divorce, the court starts from the premise that marital property should be split equally, unless there's a reason for an unequal split 12. Selling the house turns it into money that's simpler to divide. Your divorce attorneys can tell you what your order requires before either of you signs a contract.
Selling a rental with tenantsYour tenants don't have to move out first, and their deposits pass to the new owner.
The tenant doesn't have to move out before we make an offer. When a Florida rental is sold, the tenants' security deposits and advance rent go to the new owner, with an accounting for each tenant 13. If a tenant is month to month, either side can end the tenancy with written notice at least 30 days before the end of a monthly rent period 14. Tell us about the lease and the rent on the call.
Moving away or downsizingLine the sale up with your move, and you may keep part of your homestead tax savings.
The sale can line up with your move. If you had a Florida homestead exemption in any of the past three years and set up a new Florida homestead, you can apply to carry part of your old assessment savings to the new home, up to $500,000Â 15.

Ocala Cash Home Buyers: Common Questions
Prefer to talk it through?
Call (984) 489-8269How fast can you buy my house in Ocala?
In as little as 14 days from the day you accept our written offer, if the paperwork is ready. The closing agent runs the title search, and your lender has seven business days after a written request to send the payoff statement 16. Probate, a tenant or an HOA can add time, and a later date is fine if that suits you better.
How do you decide your cash offer on an Ocala house?
On a call, from what you tell us. We'll ask when the house was built, how old the roof, plumbing and air conditioning are, whether there are cracks or settling, whether storm water ever got in, and who lives there now. The offer is built on your answers, so share the problems along with everything else. Ask us about any part of the written offer you'd like explained.
How much will a cash buyer pay for my Ocala house?
That depends on the house and what you tell us about it: its condition and the repairs it needs. The written offer is a dollar amount you can compare with what a listing would leave you after costs, using the cost example for Ocala.
Will a cash offer be lower than listing my Ocala house?
Likely, yes, if the house is in good shape and you can wait. Decide by what you'd keep in each case after the commission, repairs and carrying costs, not by the two prices.
Do I have to disclose problems if I sell my Ocala house as-is?
Usually, yes. The Florida Supreme Court's decision in Johnson v. Davis requires a seller who knows of a problem that materially affects the home's value, and that a buyer couldn't easily see, to disclose it 17. At or before signing, Florida also has you tell the buyer about any flood damage, flood insurance claims and FEMA help while you've owned the home 18. Known cracks or settling in an Ocala house are worth putting on the table too.
Where can I find the elevation certificate for my Ocala house?
The City of Ocala's Stormwater Engineering Division offers FEMA elevation certificates on most buildings constructed or substantially improved since 1991. You can search its Elevation Certificate Map or call the division 19. An older house may not have one, and we don't need it to make an offer; if you do have one, keep it handy.
Do you buy houses near Ocala?
Yes. We also buy houses in Belleview, Dunnellon, Reddick and McIntosh 20, and in ZIP codes 34420, 34432, 34431 and 32686. If you're not sure, call us.
