Remote Online Notarization. You get on a video call with a notary and sign digital documents while they watch.
Power of attorney. If you would rather authorize someone else to sign for you (a spouse, an attorney, a trusted family member), that works too. In North Carolina a power of attorney used to sell real estate generally has to be notarized and recorded, so the closing attorney will tell you what form it needs to be in before you sign one.
If you are active-duty military, on-base notaries work, and sellers at a duty station overseas or in another state can sign the same way.
