I got PCS orders. Can you close before my report date?

Three weeks of notice is what makes this comfortable rather than tight. It leaves room for the title search, the payoff figures from your lender, and a closing date you pick rather than one forced on you. In a pinch we can close in as few as 14 days.

PCS orders usually leave 30 to 120 days before your report date, while a traditional sale takes 60 to 180 days. That gap is exactly the problem a cash sale solves.

What we do for active-duty sellers

Like every seller we work with, you get no inspection contingency and no financing contingency. We can close in as few as 14 days if the PCS timeline requires it. We understand VA loan payoff processes. And we accommodate remote closings from any duty station.

We work with service members from all five major North Carolina installations: Fort Bragg, in the Fayetteville area; Camp Lejeune in Jacksonville; MCAS Cherry Point at Havelock; Seymour Johnson AFB at Goldsboro; and MCAS New River at Jacksonville.

The details that trip people up

VA loan payoff. If the home was bought with a VA loan, payoff works normally, and you want to fully pay off the loan rather than have it assumed, so your full entitlement is restored for the next home.

BAH timing. Your Basic Allowance for Housing depends on your duty station and dependency status, not on when you sell a house. Ask your finance office how your move dates affect BAH and temporary lodging allowances, then pick a closing date that fits. We can close before or after you leave.

TMO coordination. Household goods pickup and the final walkthrough can be scheduled around closing. We are flexible on move-out date, and you do not have to be out on closing day if we agree to that in writing.

Signing from anywhere. Already at the new station or deployed? On-base notaries work, remote online notarization works, and a power of attorney to a trusted person works. Sellers can sign from an overseas duty station or another state without coming back.

One note on the law: SCRA may protect you from certain foreclosure actions, but it does not help you sell faster.
