I got PCS orders. Can you close before my report date?

Yes, with about three weeks of lead time

We regularly close before PCS report dates. Call with at least 21 days of lead time and we can almost always make it work; we can close in as few as 14 days when a PCS timeline requires it.

PCS orders usually leave 30 to 120 days before your report date, while a traditional sale takes 60 to 180 days. That gap is exactly the problem a cash sale solves.

We waive typical due diligence contingencies for active-duty sellers. We can close in as few as 14 days if the PCS timeline requires it. We understand VA loan payoff processes. And we accommodate remote closings from any duty station.

The details that trip people up

VA loan payoff. If the home was bought with a VA loan, payoff works normally, and you want to fully pay off the loan rather than have it assumed, so your full entitlement is restored for the next home.

BAH timing. Your Basic Allowance for Housing is tied to your residence and orders date. Closing before your PCS date can create a gap before BAH starts at the new station. Work with your finance office and pick a closing date that fits your BAH strategy; we can often close before or after your PCS date, whichever serves you.

TMO coordination. Household goods pickup and the final walkthrough can be scheduled around closing. We are flexible on move-out date, and you do not have to be out on closing day if we agree to that in writing.

Signing from anywhere. Already at the new station or deployed? On-base notaries work, remote online notarization works, and a power of attorney to a trusted person works. We have closed with sellers in Japan, Germany and multiple US bases.

One note on the law: SCRA may protect you from certain foreclosure actions, but it does not help you sell faster.
