Watch for anyone who charges up front

In the foreclosure and distressed-property world specifically, be careful with anyone charging up-front fees to "save your home," anyone asking you to sign over the deed in order to receive help, or anyone guaranteeing that a loan modification will be approved. Those are the patterns to walk away from.

Legitimate help is either free, like HUD-approved housing counselors, whose services are paid for by HUD rather than by you, or transparent, like attorneys and cash buyers who tell you exactly how they get paid. We get paid by buying houses. That is it.
