Are there any fees or hidden costs when selling to you?

The list of what you pay: nothing

There is no line on our settlement statement with our name on it. No commission, because nobody is acting as an agent. No closing costs, because we pay them. No repair deduction for anything found after signing. No service or administrative fee, because we do not charge one.

Anything owed against the house is paid off from the purchase price: your mortgage, any liens, unpaid property taxes or HOA dues, and prorated property taxes the way any North Carolina closing handles them. What is left is yours. You see every one of those lines in writing before you sign, and we do not add any fees of our own.

Why this is different from a listing

On a traditional sale of a typical $300,000 North Carolina home, agent commissions often run 5 to 6%, or roughly 15,000 to $18,000, and third-party estimates put seller closing costs at about another 2.6%, or roughly $7,800, before repairs and staging. That is more than $20,000 of the sale price that never reaches you, plus three to four more months of mortgage payments while the house sits.

We are not agents, we are buyers, so there is no commission to pay anybody. We also pay the closing costs, including the closing attorney's fee and the deed excise tax, so they do not come out of your proceeds.

The fee that usually hides at the end

The one to watch for with other cash buyers is the after-signing reduction: the price gets shaved before closing over "unexpected repairs" or "inspection surprises." Functionally that is a fee, just one you cannot see when you sign.

Ask us to read you the price and termination sections of the agreement before you sign. We do not ask for an inspection at all.

And nothing before that, either

All consultations, evaluations and offers are free. We only make money when we close a deal we have agreed to with you. There is no charge for finding out what your house is worth to us and then deciding not to sell.
