Why this is different from a listing

On a traditional sale of a typical 300,000 dollar North Carolina home, agent commissions at 6 percent run about 18,000 dollars and closing costs about 7,000 dollars, before repairs and staging. That is 25,000 dollars of the sale price that never reaches you, plus three to four more months of mortgage payments while the house sits.

We are not agents, we are buyers using our own funds, so there is no commission to pay anybody. And because we close ourselves rather than through a lender, the closing costs are ours to cover.

The fee that usually hides at the end

The one to watch for with other cash buyers is the after-signing reduction: the price gets shaved before closing over "unexpected repairs" or "inspection surprises." Functionally that is a fee, just one you cannot see when you sign.
