Do you buy mobile or manufactured homes?

The honest answer is "sometimes"

We would rather give you a real answer than an easy one. Mobile homes are a sometimes for us, not an always. Manufactured homes on permanent foundations are often buyable like traditional homes.

The difference comes down to how the property is owned and titled, which is why this is a call-us-and-discuss situation rather than something we can answer from a web page.

What we will ask about

Do you own the land? A home on land you own is a very different transaction from a home in a park on a leased lot. When the land comes with it, we are usually looking at something close to a normal purchase.

How is it titled? Some manufactured homes are still titled as personal property, like a vehicle, and some have been converted to real property. That affects how a sale is done and who can finance it.

Is it on a permanent foundation? Permanent foundation homes are the ones that most often work like traditional houses for us.

Bring those three answers, or bring your best guess, and we can tell you quickly whether we are the right buyer.

Condition is not the problem

If we do buy it, condition is not what stops us. The same as-is rules apply: no repairs, no cleaning, no staging, and an offer based on our own walkthrough that does not change between contract and closing. Age, wear, storm damage and deferred maintenance are priced in, not used against you later.

If we are not the right buyer

We will say so on the first call rather than letting you wait on an offer that is not coming. There is no cost to finding out, and if there is a better path for your particular home we will point you at it.

The same is true generally: if a traditional listing suits your situation better, we will tell you honestly and point you to an agent.
