The difference comes down to how the property is owned and titled, which is why this is a call-us-and-discuss situation rather than something we can answer from a web page.
What we will ask about
Do you own the land? A home on land you own is a very different transaction from a home in a park on a leased lot. When the land comes with it, we are usually looking at something close to a normal purchase.
How is it titled? Some manufactured homes are still titled as personal property, like a vehicle, and some have been converted to real property. That affects how a sale is done and who can finance it.
Is it on a permanent foundation? Permanent foundation homes are the ones that most often work like traditional houses for us.

Condition is not the problem
