No cleaning, no clearing, no staging, no apologetic tidying before we arrive. Dirty dishes, old furniture, hoarding, whatever is there. Our walkthrough works around existing conditions.

We are not evaluating housekeeping. We are evaluating a roof, a foundation, systems and structure, and none of that changes because the kitchen table is covered.

Especially with an inherited home

This is the single most common worry we hear from families selling a parent's house. The place is full of a lifetime of belongings, the heirs live in different states, and the idea of flying in for a weekend to empty it is exhausting on top of grief.

You do not have to. Take what is personally meaningful, photos, documents, jewelry, sentimental things, and leave the rest. We dispose of furniture, dishes, garage contents and everything else after closing.

We have done this many times. One family took a few personal items over a single weekend visit and left the rest of a house that had held their mother's whole life; we closed and handled the cleanup.

If you are already gone

Relocation sellers sometimes call from the new state, embarrassed that they left the house half full. That is fine too. Take what you want, leave what you do not, and we handle it after closing. There is no trash-out fee.

Hoarding and heavy-clutter homes

We buy those regularly, and you do not clean out anything. Extreme clutter, blocked rooms, pest concerns, we have seen it. There is no judgment in the conversation and no penalty in the offer beyond the cleanup cost we factor in honestly like any other line item.

Whatever state the house is in, and whatever state you are in mentally, overwhelmed, grieving, or simply done with it, we understand.
