Why other buyers cannot

Traditional buyers cannot get a mortgage on a home with structural issues, and insurance will not write a policy on one. That is why a house with a real problem often sits, or sells and then falls apart at the inspection. The only buyers left are cash buyers comfortable with the fix.

We do our own walkthrough, with our own eyes, and we assume the condition risk. What a buyer's inspection would have found does not change our offer, and we do not do inspection-based reductions after signing.

Asbestos and lead paint are a good example: we expect them in older North Carolina homes, they are factored into the offer, and you do not need to remediate anything.

The rare cases we cannot

    Yes. We have bought homes with minor fire damage and homes that need rebuilding from the studs. Even totally destroyed homes can sometimes be purchased for land value plus whatever we can salvage.
