Buyers, not brokers

We are not licensed real estate agents and we are not a brokerage. Nobody here is listing your house, marketing it, or representing you in a transaction with somebody else. We buy properties directly from homeowners with our own funds, which is why we can close in 14 to 30 days and skip agent commissions, showings and financing contingencies entirely.

It also means we carry the risk. Our offer is based on our own walkthrough, and we assume the condition risk from there. If the roof turns out to be worse than we thought, that is our problem, not a reason to renegotiate with you.

Working with agents: yes, and it happens often

We work with North Carolina agents on deals where a cash buyer is the right fit. Agents should submit through our standard form, and we will coordinate through them from that point on.

We are buyers, not brokers, so we are not competing with you for a listing. When a property does not suit a traditional listing, or a client's timeline does not fit one, we are one of the buyers worth calling.

When agents bring us in

The pattern is usually one of these. The property needs more work than the client can fund, so financed buyers cannot get to the closing table. The client has a deadline a listing cannot meet, a foreclosure sale date, PCS orders, a job starting out of state. A listing already fell apart after an inspection. Or the sellers cannot coordinate the showings and prep a listing requires, which happens a lot in divorces and estates.

In an estate or a divorce, we can also work directly with the probate attorney or with both spouses' attorneys, and send one written offer everyone reviews at once.

What working with us looks like

One walkthrough, usually within 48 hours. A written offer within 24 hours after it, with the math shown. No repair requests, no inspection contingency, no financing contingency, and written language that the purchase price will not change from contract to closing. Closing in 14 to 30 days, on the date the client picks.

Your client leaves whatever they want behind. We clear it after closing.

If you are the homeowner reading this

You do not need an agent to sell to us, and you will not pay a commission when you sell to us directly. But if you already have one, keep them. We are happy to run everything through your agent, and if a traditional listing is the better path for you, we will say so out loud.
