Common, and not complicated
Plenty of the rental property we buy is held in an LLC. The sale involves transferring the property from your LLC to us. Your attorney and ours handle the details, which is the usual arrangement for any North Carolina closing.
From your side the process looks the same as any other sale we do: one walkthrough, a written offer within 24 hours, and closing in 14 to 30 days on a date you pick.
What the paperwork adds
The extra step is establishing who has authority to sign on the entity's behalf. Your attorney and ours work that out between them, the same way they work out everything else at closing. Whatever documents are needed, the attorneys handling the closing will tell you exactly what they want and when.
You do not have to assemble any of it before calling us. And if there are partners or other members involved, get everyone aligned before you sign, the same way co-owners on a deed would need to be.

We are not going to give you tax advice. Selling out of an entity has implications that depend on how the LLC is treated for tax purposes, how long the property was held, what depreciation has been taken, and what else is in your year. Tax implications should be discussed with your CPA.
That conversation is worth having before you sign, not after.
If there are tenants in it
Most LLC-held property we buy is tenanted, and that is fine. Existing leases transfer to us under North Carolina law, security deposits transfer at closing under N.C.G.S. § 42-54, and tenants stay put with their rent, terms and rights unchanged.
Small multifamily of two to four units is regular business for us. For properties with five or more units, we sometimes buy, but often refer to investor networks with more multifamily focus. We will tell you which on the first call.
