We will ask a few basic questions, in whatever detail you feel like giving. Where the property is. Roughly what shape it is in. Whether there is a mortgage on it, and roughly where you are with it. Whether anyone else is on the deed. What your timeline looks like, and whether there is a date you are working against.

If you do not know the answer to something, say so. You do not need repair estimates, an appraisal, a cleaned-out house, a title search, a survey, or a decision about whether you actually want to sell. Nothing needs preparing before you call.

To close: the usual real estate paperwork

For closing you will need typical real estate documents: your deed, mortgage information and your ID. If there is a mortgage, we contact your servicer's payoff department directly to get the exact amount needed and wire it at closing, so you are not chasing paperwork on our behalf.

We guide you through all of it. If your situation involves an estate, a divorce order or an LLC, there is some extra paperwork specific to that, and the attorneys handling it will tell you exactly what they need. We coordinate with them rather than handing you a checklist and wishing you luck.

What we do not ask for

We do not require the full North Carolina Residential Property Disclosure Statement. We do our own walkthrough and assume the condition risk ourselves. You can still be transparent about known issues, and we will not penalize you for a long list. We have seen worse.

We also do not require a traditional inspection, so there is no inspection report to produce and no repair addendum to negotiate afterward.
