Shingles, Wind Zones and Old Ranch Houses: Selling in Corpus Christi As-Is
Wind does most of the damage here. When Hurricane Harvey came ashore near Rockport in August 2017, about 30 miles northeast of the city, the National Weather Service recorded widespread minor damage across the Corpus Christi area, with most homes having roofing problems, mainly lost shingles, and nearly the whole city without power for a couple of days 4. Hurricane Celia in 1970 was worse: the weather office measured a 161 mph gust, and 70 percent of the city's homes had some damage 5.
The city sits in two wind zones. The Texas Department of Insurance's map puts part of Corpus Christi in its seaward zone, built to a 130 mph design wind speed, and part in its inland zone, at 120 mph, along with Flour Bluff and Annaville 6. Wherever your house is, a patched roof, a lifted shingle line or a window unit rusting in its frame is part of a house you can sell as it stands. Tell us what has been fixed since the last storm and what hasn't.

Do You Need a WPI-8 to Sell a House in Corpus Christi?
No, but a buyer may ask about it. Nueces County is one of the 14 coastal counties in Texas's designated catastrophe area, where most new construction, roof replacements, major repairs and other alterations need a windstorm inspection 1. Work that passes gets a Certificate of Compliance, the WPI-8, from the Texas Department of Insurance, and the Texas Windstorm Insurance Association (TWIA) requires a certificate for a structure to be eligible for its wind and hail coverage. Houses built before January 1, 1988 don't need one for that coverage 2. In 2025, TWIA wrote 54% of the residential wind coverage in Nueces County 2.
The department calls a WPI-8 an excellent selling point, because it proves code compliance and eligibility for windstorm coverage 3. A house without one can still be sold. If the roof was replaced or a room added without a certificate, or you don't know, tell us on the call. We base the offer on the house as it is, and you don't need an inspection or an engineer first.

Corpus Christi: What a Listing Nets Next to a Cash Offer
Listed with an agent, a Corpus Christi house in good repair can bring more than our cash offer, especially if you can wait. Along the way come the commission, the repairs a buyer's inspector writes up and the months of carrying costs, and on the coast, the buyer's insurance: mortgage companies typically require full coverage, which includes wind 3. The Nueces County figures on this page show how long listings have been taking.
The example below prices a listing at the county's median asking price, with the Texas title policy. Put its net next to our written offer.
On a $335,000 sale
Example, not a quote.
Listing with an agent
- Sale price
- $335,000
- Agent commission (5.5% here; it varies)
- −$18,425
- Repairs before listing (example)
- −$12,000
- Owner's title policy (Texas rate, if you pay it)
- −$1,941
- Half the escrow fee, deed preparation and tax certificates (example; title companies vary)
- −$800
- Three months of carrying costs (example)
- −$6,030
- You'd walk away with
- $295,804
Comparing a cash offer
In this example, listing would leave you about $295,804 before your mortgage payoff. Compare that with your cash offer, less any closing costs you'd still pay.

Hard Spots Corpus Christi Owners Call Us About
On the coast, a hard spot often comes with a windstorm policy or a roof claim attached. Here is what is local to Corpus Christi and Nueces County in each case, with the Texas-wide rules a click away. This is general information, not legal advice; a Texas attorney can speak to your own situation.
Facing foreclosureTwo notices, then an auction on the first Tuesday of a month. Here is how the clock runs.
A Nueces County foreclosure notice is posted at the courthouse door and filed with the County Clerk at least 21 days before the sale, and the auction is held between 10 a.m. and 4 p.m. on a month's first Tuesday, in the area of the courthouse the commissioners court designates 7. The rest of the Texas timeline is on our Texas page. If a date is set, talk to a Texas attorney, then call us.
Inherited a houseWhat happens to a Texas house when the owner dies, with a will or without one.
Nueces County has no separate probate court. Its five County Courts at Law handle estates, and Nos. 1 and 2 sit in Corpus Christi 8. How a Texas house passes with or without a will is on our Texas page. Tell us whether anyone has been appointed for the estate and whose name is on the deed.
Behind on paymentsA servicer generally can't start foreclosure until you're more than 120 days behind.
Behind on the mortgage, the taxes or the windstorm premium on a Corpus Christi house? Get the figures in writing from your servicer and the Nueces County tax office and bring them to the call, so they're in the numbers from the start. How long a Texas foreclosure takes is on our Texas page.
Going through a divorceTexas is a community property state. Here is what that means for the house.
How Texas divides a marital home, and why both spouses sign when it's the homestead, is on our Texas page. Near the coast, one more thing to settle between you: whose name is on the windstorm policy and any open roof claim, since the insurer pays the named insured. Your divorce attorney can say how the decree handles it.
Selling a rental with tenantsYour tenants don't have to move out first. Bring the lease and the deposit records to the call.
Selling a Corpus Christi rental with a tenant in it is common, and the lease doesn't have to end first; the Texas deposit-transfer rules are on our Texas page. For a rental, bring the lease, the deposit records and, if the house is insured through the windstorm association, the policy declarations page.
Moving away or downsizingLine the sale up with your move, and take your school-tax ceiling with you if you stay in Texas.
Moving inland, nearer family or into something smaller? The sale can follow your move. To take an over-65 school tax ceiling to another Texas home, ask the Nueces Central Appraisal District, 201 N. Chaparral Street, (361) 881-9978Â 9; the rule is on our Texas page.
Corpus Christi Sellers Ask Us
Prefer to talk it through?
Call (984) 489-8269How quickly could a Corpus Christi sale close?
In as little as 14 days from the day you accept our written offer, or later if you'd rather. The title company's search and your lender's payoff figure set most of the pace, and an estate or a tenant can add a step.
Will a listing get me more for my Corpus Christi house than you will?
Often, if the house is in good shape and you can wait out the listing. Compare what you'd keep after commission, repairs and months of carrying costs, not the asking price.
My house was built after 1988 but never got a WPI-8. Can it still be insured?
Often, at a cost. TWIA may cover a house built from January 1, 1988 to before June 19, 2009 that never went through inspection, with a 15% surcharge, and later additions, re-roofs and repairs must meet the windstorm code for that coverage to continue 2. For a sale to us, the certificate isn't required.
We re-roofed without a windstorm inspection. Can that be fixed before we sell?
Possibly. The Texas Department of Insurance says a completed structure may be certified by an appointed engineer once any deficiencies are corrected, or may qualify for TWIA's waiver program 3. Its Windstorm Inspections Program answers at 800-248-6032 10. You can also skip it and sell the house as it is.
I'm 62 and can't afford a new roof. Is there city help before I decide to sell?
The city's Minor Home Repair Program has given grants of up to $24,999 for roofing, plumbing, electrical, HVAC and minor structural repairs to owners who are 62 or older, disabled or veterans, with income no higher than 50% of the area median. Its 2025 window ran October 7 to 21, with about $889,079 for 35 homeowners 11. If a grant won't cover it, selling as-is is another route.
